This happened about two or three years ago, but I just recently thought about it again. All was on track for a Friday closing. I was representing the Woodbridge VA Home Seller and as every good listing agent I checked in with the buyers lender to making sure all is on track for a Friday closing. I as assured everything is on track and we are expecting the clear to close any minute.

Sellers vacated the home and moved to their new home all seemed to be going great until I read an article online that the buyers lender was under investigation by the SEC and will be closed by the SEC. Now what?

Well it was a shock for my poor sellers as was it for me. Luckily the loan officer that was processing the loan was on top of things, he took the loan immediately to another broker and we were able to close with just a slight delay.

There can always be a surprise to any real estate transaction. Most go very smoothly with no issues but then you have the ones where something comes up at the last minute. Lender shut down by the SEC was a first for me and hopefully a last.

I was reminded of this scenario while speaking with one of my Woodbridge VA Real Estate friends who told me about one of her transactions. In her case the buyer quite her job 3 days prior to closing! She was representing the Woodbridge VA Home Seller. The home was put back on the market the seller of course was able to keep the Earnest Money Check and the home sold quickly after.

Home Buyers don't quite your job, don't go out and make any big purchases like a motorcycle or a car or anything else. Any of your action from contract ratification to contract closing can have an impact on your ability to qualify for the loan.

With the recent increase in interest rates and home prices, some buyers have been realizing how expensive their hesitation has become. A real world example from a Woodbridge VA Home Buyer. I have been working with this first time Woodbridge VA Home Buyer for quite some time. They have seen many homes that they liked and would have met their families needs, but they just have not been ready to pulling the trigger. Now that they are ready interest rates and prices are higher then when we originally started looking at home for sale in Woodbridge.

So far January has been a very busy Real Estate Market, despite the cold temperatures. When I speak with these buyers they are telling me they want to get in before home prices rise further and while interest rates are still low(ish). 


Just to taking the example of my buyers last year their purchasing power was higher but now due to the rise in interest rates the lender has told them they lost approximately $ 30k of purchasing power and they no longer qualified for the one home they really, really wanted. But no worries we found a great second choice for them so all is good.

All the experts I have been talking to so far are predicting Woodbridge Home Values to continue to rise in 2014. Looking back at 2013 we have seen an impressive rise in Home Values for the Woodbridge Real Estate Market.

Woodbridge VA Home Buyers have been paying attention to what's been going on especially to what's been going on with interest rates. Interest rates have been steadily on the rise and many buyers are planing to getting into the Woodbridge Real Estate Market before interest rates continue to rise further. The other day one of my buyers asked: Do I have to attend the home inspection? First of all why would you not want to attend a home inspection. You the buyer will be paying for the home inspection and this is your time to getting to know your future house.

I always encourage ALL my Home buyers to asking as many questions as possible and be sure to watch the home inspector. Of course you will be receiving a report after the home inspection that details any of the findings but in my opinion it is very important for home buyers to participate during the home inspection. I personally draw the line when it comes to going up in the attic or into crawl spaces, but I have an excellent home inspector I work with, Tony, who will be taking pictures and sharing any problem areas he identifies.

The home inspection is there for you to have your home professionally inspected. Yes I look at a lot of homes and I attend lots and lots of home inspections but I am not a home inspector. I am your Woodbridge VA Real Estate Agent.

I have been living in Woodbridge for several years now and I love it. One of the things I truly enjoy is being so close to everything in Woodbridge VA. When I have family and friends visiting me from all over the world we are so close to the Nations Capital with all its attractions. Woodbridge VA is just about 20 miles south of Washington DC, with excellent commuter options. Woodbridge VA is also very close to Quantico, Fort Belvoir, The Pentagon and other Military Bases in the Washington DC area. 

Snow in the Woodbridge VA area is a rare occasion thanks god. This is a picture from snowmageddon. One of the few times we were truly snowed in. The weather in the Woodbridge VA area is mostly very enjoyable, nice and warm. During the summer months at times it can get very humid, but no worries, if I got used to it everyone can. 



Woodbridge truly has so much to offer all year round. The Potomac Nationals have their stadium in Woodbridge VA where Stephen Stasburg played while he was rehabing. Woodbridge VA also hosts the Prince William Ice Center, Dale City Waterpark, The Chinn Center, Parks and so much more. Woodbridge definitely offers something for everyone. Including great shopping at Potomac Mills Outlet Mall or Stonebridge at Potomac Town Center. There are area Golf Courses including Old Hickory Golf Course and the newest attraction Potomac Shores Golf Course.

Should I sell or rent my Woodbridge and surrounding area House? Are you in a situation where you are thinking about either selling or renting your Woodbridge VA Home? There are pros and cons to both and you have to find out what's most important for you.

Here is my take on it. I own investment properties in Woodbridge and have them rented out, but being a landlord isn't always easy, especially when tenants are paying late and you have to fight with them to getting rent. If you are a landlord you have to make sure you can cover repairs minor and major repair costs.

On the other hand if you are a landlord you can generate income on a monthly base with your rental property. You can also built up equity, the tenant is essentially paying your mortgage payment. 


Being a landlord isn't everyone's thing. Having to deal with tenants issues, chasing rent, or dealing with repairs. Even if your property is managed professionally you still have to be ready being a landlord.

The price ranges started in the low 200 for Townhomes and the highest price was a single family home off Rhode Island in Dale City Woodbridge VA for mid to high 400s.

There are currently over 100 homes that are under contract in Dale City Woodbridge VA. Since lots of settlements happen at the end of the months the Dale City SOLD number for January will be going up quite a bit.

I just received notice that Prince William County Public School will be closed tomorrow Thursday January 23rd. Code Green for employees due to weather-related conditions in certain areas. SACC will not open and all scheduled activities are cancelled.

I was speaking with a new client about what he is looking for in his next home and we also discussed what dollar amount he feels comfortable.He has been pre-qualified by a lender for his maximum amount but he clearly stated just because I can afford it I don't feel comfortable.

I couldn't agree more. If you are looking to purchase a home you should also be comfortable with the mortgage payment. I like to eat out, going on vacations, doing fun things and I would hate to having a mortgage payment that is so high that I can't afford any of the fun things I like to enjoy. But that's just me.

I love looking at million dollar homes, I would love to living in a million dollar home or in a luxury condo in the city. Who wouldn't! I however wouldn't like the mortgage on that million dollar home. How about you? I should consider playing the lotto more often to at least having a shut at that dream, but who am I kidding. Chances of winning the lotto are small to none existent, so I rather keep on working what is realistic, live within my means and where I am comfortable. 


I have been looking at moving to a bigger home, but quite frankly I love where I live, I am comfortable with my mortgage payment and I rather purchase an investment property that actually makes me money then paying more for where I live.

A couple of days ago I recorded a video with predictions about the Woodbridge VA Real Estate market for 2014. Keep in mind I do not have a crystal ball, but I wanted to share my predictions with everyone.

Based on early indication, January has started quite strong. I am being contacted by many Woodbridge VA Home Sellers as well as home buyers that are interested in discussing all their Real Estate options. I am also seeing all my co-workers being very busy this January. This leads me to believe that the 2014 Real Estate market is off to a great start. Also with interest rates still low, although on the rise, I am predicting that many Woodbridge VA are home sellers and home buyers want to take advantage of that fact. 

But what is a look forward without a glance back? 2013 was overall a very strong year for the Woodbridge VA Real Estate market and for Woodbridge VA Home Values. At the beginning of the year we saw a very limited inventory of homes for sale, which soon got corrected and we saw lots and lots of activity, with buyers outbidding each other and driving Woodbridge VA and surrounding area home prices higher.

2013 was also the year where builders regained confidence into the Woodbridge area Real Estate market. One of the highly anticipated communities, Potomac Shores, finally opened its doors after many earlier derailments. Now Potomac Shores has become on of the fastest selling and best selling communities in the Woodbridge VA area, with the Potomac Shores Golf Course opening in spring of 2014.

In 2013 we have seen many more stores and restaurants come to Stonebridge at Potomac Town Center and also around Potomac Mills. Woodbridge VA now has an Apple Store which is prominently located at Stonebridge at Potomac Town Center.

Many new apartment complexes as well as condo buildings have broken ground in 2013. The apartments at Stonebridge, new apartment buildings off Route One and then one close to Horner Road Commuter Lot and much more new construction has been going on.

Since I moved to Woodbridge VA back in 2006 I have seen many great and positive changes. 2013 has been a year with lots of positive changes for the local Real Estate market and just in general. I love to live in Woodbridge VA close to our Nations Capital but not having to deal with all the parking issues in the District of Columbia. Woodbridge has become my home and I truly enjoy the diversity that Woodbridge offers. From the Global Food market to all the new and exciting restaurants that have come to this area. Woodbridge also offers parks and recreation, for example the Chinn Aquatics and Fitness Center, the Dale City Water Park, Prince William Ice Center and so much more including natural parks, golf and access to water. Woodbridge also offers the Dale City Farmers Market, including the Dale City Winters Farmers Market.

Woodbridge VA is located in Prince William County and compared to Fairfax or other Northern Virginia areas Prince William County and Woodbridge in particular offers affordable housing with great schools.
