1. Curb Appeal 

Make sure you mow the lawn, tidy up all your flower beds, be sure to rake any leaves. Take a close look at your front door and windows. Do they need to be painted? You be surprised what a fresh coat of paint can do for you for curb appeal. Your home might be looking great inside but if it doesn't look the part, you are losing prospective buyers. 

2. Start packing  

Since you are going to move soon anyway start packing up stuff you don't need every day. Less is more. 

3. A Bedroom should be a Bedroom 

Turn bedrooms back into a bedroom and remove any workout machines you might have in your bedroom. 

4. Declutter Less is more 

Declutter your home as much as possible. Less is more. Your home will look so much bigger with less clutter. Remove most items from the kitchen counter tops and all bathroom sinks. Depersonalize your home as much as possible. Removing personal pictures will allow the prospective buyers to imaging the home with their stuff and it also will not distract buyers from the actual home. 

5. Clean up

5 Tips to Maximize Your Home’s Value When You Sell



1) First, do your homework.   Find out the local market conditions for your neighborhood.  Depending on your area, there may be better/worse times to sell. 2) Clean up as much as possible.  You may want to paint walls (neutral colors are best).  Clean Carpets or replace old flooring and worn carpets.  Check and repair damaged or unsightly caulking in the tubs and showers.  If possible, hire a cleaning service. Display your best linens, towels, and shower curtains. Make up beds, and put fresh flower arrangements on the table.  Make sure that there are no offensive odors in the house.  Odor is the first thing buyers notice, and often a permanent turnoff. When it comes to purchasing a home there are huge differences in prices anywhere in the Northern Virginia Area. If you are looking for a single family home in the 300s you might be very hard pressed to finding something that fits your criteria and budget in Fairfax or Arlington but you will easily find something in Prince William County. Generally the closer to get to the City the more expensive homes will be and that's mostly true for every market. 

So lets take a closer look at the Woodbridge area. The 3 level townhouse in the Glen and the 2 level single family home with garage in Dale City Sold about the same amount. So it really depends on what you as a buyer prefers a single family home or a townhome and of course you also have to consider the area. Would you prefer The Glen or Dale City?

The next two pictures are Brand new Single Family homes in new communities in Dumfries and Stafford. Both communities offer great amenities and both communities are unique and one of a kind for the area. Potomac Shores in Dumfries is a Golf Course community that will have a marina and a town center. Sellers get ready for closing

So you just received an offer on your home for sale and you the seller and the purchaser agreed to all the terms, meaning you now have a fully ratified contract. 

What now?

Your Real Estate Agent will forward the ratified contract to the title/settlement company and you should expect to receive an sellers information letter with a sellers information sheet that needs to be completed and returned to the title company or your Real Estate Agent. 

If your contract was contingent upon a home inspection the purchaser will have a home inspection and send you a report. You will review the Home Inspection Report and Home Inspection removal addendum with your Real Estate agent and determine next steps. 

If you agree to repair items from the home inspection please consult with your agent. Most of the time you will need a licensed contractor to perform work prior to closing. Always make sure you receive an invoice or proof of work from the contractor. Keep in mind the buyer will have a walk-through prior to settlement and in some instances will come back with the home inspector, to verify the work. All agreed upon work has to be completed prior to settlement or even better prior to the walk-through.

Schedule your move. Your move out date depends on what you agreed in the sales contract, but most of the time you will have to be out of the home prior to settlement. Meaning all the furniture has to be out of the home, the home should be cleaned and I would also recommend carpets be cleaned. 

Utilities. Be sure you leave the utilities on until after closing! You can schedule a turn off date but in the event closing gets delayed please assure to rescheduling the turn off date, in the event the buyer has not yet scheduled over the utilities.

Be sure to leaving items that you agreed will convey. For example if the contract calls for window treatments will convey please be sure to leaving window treatments, that includes curtain rods and curtains. This could become a problem if you remove items you agreed in the contract. You might have a favorite tree that you planted when your kids were born and you want to take the tree with you, but if you did not agree to in the sale contract you CAN NOT remove that.

Forward your mail to your new address. 

On day of closing make sure you bring ALL keys including mailbox, backdoor keys, keys to the shed, combination to a built in safe, garage door openers with you to closing. You will hand over the keys to either the settlement agent, the buyer or your agent.  

Be sure to bringing a form of identification along with you to settlement and make sure you provide the settlement agent with the instruction on how you would like to receive your proceeds. The easiest is just bring a voided check.

This sums it about up. After settlement, after all parties signed, I always recommend to calling the utility companies to making sure utilities are transferred out of your name. Also make sure the bank that was holding the mortgage has your forwarding address as you should be receiving some escrow money back directly from the lender. You might also want to call the insurance to making sure they know the home has been sold and don't forget to cancel alarm system, yard maintenance or any other contracts you might have.
