How Technology helped Buyers purchase their to be built Home

What do you do when your significant other has to work and is unable to attend a contract appointment for your to be built dream home? Nothing easier then that! Technology! 

The other day me and my buyers had an appointment to write a contract on a to be built home with a new home builder. Unfortunately the wife's work schedule would not allow her to take off to accompany her husband to the contract appointment. Since we have been at the builders model home the day before and looked at many o their samples the couple already knew what they wanted, and the rest we figured out over phone, email and text messages. How cool is that?

Technology can be such a great tool in the Real Estate industry. In this particular transaction the husband and I were at the builders model home, while the wife was on the phone the entire time. We took pictures of samples and emailed her the samples so she could look at it from the convenience of her office. 


Of course it also helped that the builder has a 14 day change policy. So after making all the selections at contract time the buyers can review everything to making sure they are happy with their initial selection.

What to do if the Home you are looking to purchase needs some work to bring it up to your standards? The home might be exactly what you are looking for, in terms of price and location. You have been looking for quite some time and just can't find anything else that compares to that particular home. What to do to get the money to remodel and getting it up to your standards?

Think 203 k Loan

With a FHA 203 k loan the lender will be giving the buyers money to fix up the home. All the contractors have to be lined up and approved prior to closing. The lender will be including the money to fix up the home into the loan amount and will allow the buyer to have the work done after closing. 

203 k loans are a great tool to getting money to fix up a home, but you have to consider the 203 k process is lengthy and you as well as the contractors have to provide lots of documentation to the lender. One important thing to note the contractor will get paid after the work has been completed and inspected by the 203 k consultant.

How can we make an offer on this Dale City Woodbridge Virginia Home?

I was showing Single Family Home to a first time VA buyer when he asked me: "How can I make an offer on a Dale City Woodbridge Virginia Home and what can I expect?"

We have been looking at several homes for the past couple of weekends. They first time VA buyer has already been pre-approved by a lender and has his pre-qualification letter in hand.

My response to his question, how can I make an offer on a Dale City Home and what can I expect, NOTHING EASIER THAN THAT. Now that you have identified the home that you like, the next step is very simple and easy.

1. Reviewing comparables. In order to make an offer your Realtor should provide you with price comparables within the neighborhood. Once you review them discuss a pricing strategy with your Realtor.

2. Sign the OFFER  Once you have determined the pricing strategy, your Realtor will prepare the offer and schedule a time to go over all the offer details with the buyer.

3. Offer negotiation Now that the offer is signed, your Realtor will be sending it to the Listing Agent. So the Listing Agent and Seller can review. The best case scenario is if the seller accepts your offer as is without making a counter offer. However it is also possible that the seller does not agree to all the terms you outlined and they will be making a counter offer, putting the ball back into your court.

4. RATIFICATION Now that the contract is officially ratified. Meaning both parties agreed to all the terms and conditions set forth. Once you have a ratified contract there are several things that will happen:

  • Lender will request a list of documents from the purchaser (if not already submitted)
  • Lender will order an appraisal
  • Home inspection will be scheduled normally within a couple of days from the ratification date
  • Termite Inspection will be ordered
  • Home inspection items will be negotiated 
  • Radon Inspection, Pool Inspection or any other inspection 
5. Settlement  Normally there is anywhere from 30 - 45 days from date of ratification until you can settle on your new home and receive the keys to moving in. Depending on the loan and lender process and other variables that can come up.

This is why you NEED to winterize a vacant home

This is what can happen when a vacant home is not winterized!!!!

Today I was out showing Woodbridge Single Family Homes and Woodbridge Townhomes to first time home buyers. One of the homes was a lovely Single Family Home which happened to be bank owned and sold as a Woodbridge Foreclosure. The home showed very nicely as the bank has painted it and put in new carpet. We were looking at the master bedroom when I saw one of my clients almost fall in the master bath. It took me a few seconds to realize what was going on.

My client walked into the Master Bathroom and stepped onto an ice rink. The Bathroom floor could have been the Prince William Ice Center it was completely iced. I am not quite sure what happened if someone left the faucet on, if the pipes simply busted or if the trip in the faucet caused this. No matter what caused this the end result is frozen water in the sink and a slippery, icy bathroom floor. Of course I tried to investigate and saw that there was ice in one of the cabinets and on the pipe, so it might have been a pipe that busted, but I am not a plumber and wouldn't know these things. I called the listing agent to give him the bad news.

This illustrates how important it is to winterizing a vacant property. The temperatures here in Woodbridge were below freezing all night and I believe most of the day as well. I didn't really check the thermometer but I can tell you it was coooooold. The fact that the heat was not on in this house made it colder inside the home then it was outside. At least that's how it felt.

Just like every home owner should winterize their home before the winter arrives, meaning they need to shut off the water to the outside faucets, a vacant home should be winterized to avoiding something like this.

Be sure to ALWAYS winterize your vacant home to avoiding any costly problems. There are several good online resources on how to winterize your property, but the best way is to hire a company that specializes in winterizing properties. They will professionally winterize the home and when you need the home to be de-winterized they will professionally do that as well.

Don't take a chance especially when it gets as cold as it has been over the past couple of days here in Woodbridge Virginia!

If your home has been on the market for several month and has not seen much activity, chances are that one or more of the reasons below are to blame.

The Price
Is your home priced to reflect the current Real Estate Market condition? One of the most common reasons for a home not to sell is that the asking price has been set too high and prospective buyers will not even come out to see the home. Have you had many showings? If your home has been priced too high, you essentially eliminated many prospective buyers from even looking at your home, simply because your home will not show up in their online home search. Compare your home for sale, to similar homes close by and try to be honest with yourself. If similar homes are selling for less then your asking price, you may be priced too high. Buyers will be looking at several similar homes before making an offer.

The Condition Of Your Home
Another major factor why homes do not sell is the condition of the home. If you go on a job interview the fist impression is very important, the same is true for your home. Did your Realtor feature your home in the best light online? What is the feedback you are receiving on the condition of your home from prospective buyers and buyers agents? Your home is competing against other similar homes for sale, as well as competing against brand new homes.  The more you can do to make your home look appealing to buyers, the better your chances for a quick sale. Keep your home show ready at all times.

Location
Yes Location, Location, Location will always have a major impact on Real Estate. It’s all about location. Put yourself in the Buyers shoes. What was it that you were looking for when you bought a home? Imagine two identical homes, one backing up to a busy road the other one backing up to trees. Which home would you prefer?

Your Marketing Campaign
Is your Agent using the all marketing tools to aggressively market your home? Today’s Home Buyers start their home search online. Is your agent using the latest technology, including social media, blogging, video’s and more to feature your home and getting the word out to buyers and local Realtors? If all your agent has done is put a for sale sign in your front yard and add your home to the local MLS, then your home is not getting the exposure needed in today’s Real Estate Market.

The Real Estate Market
Is the Real Estate Market slow in your area? Even if you are hearing it is a sellers market, your home might be in a price range that is experiencing a slower Real Estate Market or Buyers Market. Are there too many homes for sale that are similar in price and condition to your home? Are there not enough buyers currently looking for homes? There are several things a seller can do to sell a home in a slow market. The bottom line is you have to stand out from the competition. That can be with a lower price, excellent condition of the home, or incentives for the buyer to purchase your home.

Accessibility
In order for your home to get sold quickly it is important that other agents in the area are able to show it to as many potential buyers as possible.  Try to be as flexible as possible with showings. If you have too many showing restrictions chances are that you are missing out on potential buyers. Many Home Buyers work during the day and are only available late afternoon early evening to looking at homes, if you cut off showings at 5 pm you are missing out on these home buyers.

I will be meeting one of my First Time Woodbridge Home Buyers shortly to show them homes for sale in Woodbridge Virginia. Today is going to be a fun day for showing homes. Growing up in Switzerland I am used to snow, I am used to driving in the snow. Around here things tend to get crazy with a little bit of snow. Today the Prince William County schools are closed. I am sure my friends that are teachers and the kids are happy about that, but most parents aren't happy about the school closing, as they have to struggle to find daycare for their kids or take a vacation day at work. 

Doesn't it look beautiful and so peaceful in the above picture? You would never think that just a little bit of snow can create such a traffic mess for commuters. Although I am currently listening to WTOP and they are saying traffic is flowing so that sounds good.

Regular Homes Sales Are making a strong comeback in Woodbridge Virginia

Regular Home Sales have definitely been making a comeback in the Woodbridge Virginia Real Estate Market. This morning one of my clients called me stating he is thinking about selling his Woodbridge Virginia Single Family Home. He wanted to know how the Real Estate Market is and how much of an negative impact Foreclosures and Shorts Sales have on the current Woodbridge Real Estate Market. 

The short answer is short sales and foreclosures still have an impact on the market but lately we have seen many more regular sales and they are outweighing the impact of a short sale or a foreclosure. As a matter of fact of the 211 current active listings here is the break down:

Current Active listings in Woodbridge 211 (excluding new construction)
Current Active Regular Sales in Woodbridge 167
Current Active Short Sales in Woodbridge 24
Current Active Foreclosures 20

Over the past 30 days 119 Homes were sold in Woodbridge out of the 119 homes sold in Woodbridge 
76 Homes were Regular Sales
26 Homes were sold as a Short Sale 
17 Homes were sold as a Foreclosure

The numbers tell the same story what local Woodbridge VA Realtors have been saying over the past couple of months. Regular sales are and have been making a comeback.
