Woodbridge VA Real Estate News for April 2015



I just checked the NAR Real Estate Statistics for projected home sales and its looking good for the Woodbridge VA area.  The national projected homes sales for April 2015 rose to $4.9 million up from March’s numbers.  The National home price is up 2.5% from last month and 7.6% from last year!  This puts the National Real Estate Median Price at $203,000 up from $199,000 for March 2015 median home prices. 
In the Woodbridge Virginia Real Estate numbers, we have seen 107 new listings in April from April 1 to April 8.  The median price for newly listed (Woodbridge homes listed in April so far) at $355,158.  In this same time frame, April 1-April 8, Woodbridge had 31 home sales, closings.  For the 31 homes that closed in Woodbridge Virginia so far this month, the average days on the market was 41.

There area few key elements to home staging that tend to be universal. First and foremost, getting rid of excess furniture and knick knacks seems to be key. If necessary, rent storage for all your extra stuff. If you have a storage room, empty it, or set it up to look like an office or exercise room, to highlight features you don't use, but someone else might love. Sometimes all that's needed is an objective rearranging of your things to create more space and order.

Another key area is repairs. Don't launch into major renovations, but do fix up really obvious minor flaws, especially around the front door. First impressions are key. Keep in mind that people viewing your home will likely open cupboards and closets. Repair squeeks and sticks so they don't notice a problem. Since doorways have a tendency to get worn, consider new paint.
