Over the past couple of days, I personally have ratified several contracts. There are serious home buyers out there looking to find the perfect home for them and their families. Currently, interest rates are low and most experts are expecting rates to move higher soon. This is helping the Woodbridge Real Estate market quite a bit. There are many Woodbridge VA Homeowners that are looking to move up. Buyers that purchased at the beginning of the foreclosure crisis, that bought low and now have equity in their homes are considering moving up and getting a bigger home. Which means they are selling their current home which they most likely improved significantly since they purchased it making it the perfect home for a new Woodbridge VA first time home buyer or anyone looking to move even investors that are looking to rent the home.
Prices have been going up in most area's of Woodbridge VA. Single family homes and especially homes for first time home buyers are highly in demand at the moment. How have investors impacted the Woodbridge VA Real Estate Market
Earlier I mentioned investors. Investors have been a big part of the Woodbridge VA Real Estate market for the past especially after the foreclosure crisis. Back in the days when the market was at its lowest many investors snatched up great deals and either fixed them up to flipping the homes or fixed them up to renting them out. Regardless of the investor, flipping or renting, both has helped the Woodbridge VA Real Estate market. As a matter of fact, I just helped a buyer purchase the home he has been renting from an investor that purchased the home in 2009 and now sold it to his tenant. These are stories happening all over in the Woodbridge VA area. Investors that have fixed up home and are now selling. Investors have been an essential part of the Woodbridge VA Real Estate recovery and they will continue to be an essential part going forward.

I actually celebrated my birthday at The Cheesecake Factory last year. They always have great food.
How Foreclosures & Short Sales have affected the Woodbridge VA Real Estate Market
Foreclosures have affected the Woodbridge VA Real Estate Market heavily, however now there are hardly any foreclosures anymore and it looks like Woodbridge has been coming out of the foreclosure crisis stronger than before.
These days there aren't many distressed sales. There are still some distressed sales, but it is marginal. At the height of the foreclosure crisis there weren't hardly any regular sales only foreclosures and short sales, now over 90 percent of the sales are regular sales, which is a great sign.

The election is always bringing more people to the local area in and around the Washington DC. Any new administration will bring their own people and it is always expected that there will be some moving around before and after the election. Not making any predictions on the outcome of the presidential election but one thing is for sure having the federal government so close for sure helps the Woodbridge VA Real Estate market.
Where I see the Woodbridge VA Real Estate Market in the next 5 years
This is the one million dollar question. Anyone can make predictions, but no one has a crystal bowl and can tell you for sure where the market is moving to. Here are my thoughts on what will be happening to the local Woodbridge VA Real Estate market. I truly believe over the next couple of years we will see normal growth in the area real estate market. With interest rates being on the raise prices will not rise as quickly as they have been over the past couple of years. As mentioned I do believe prices will grow at a normal pace.
Why did I move to Woodbridge and why I love it here
Well, several years back my then boyfriend moved to Woodbridge. I was living in Washington DC in a one-bedroom rental apartment. I loved it, back then it was affordable today it probably rents for $ 2000.- a month. Well, my boyfriend was and still is a seasoned Real Estate professional who saw all the opportunities Woodbridge has. He bought a townhouse in Lake Ridge and after fighting it for a while I moved in with him, commuting to DC for my job in the financial world.
Once I moved to Woodbridge I immediately loved it and since I moved here so much has changed. So many new things have come here. I love being still very close to DC, but far enough to enjoy some peace and quietness. I love the fact that Woodbridge VA really offers everything. From great shopping at Potomac Mills or Stonebridge at Potomac Town Center to great restaurants. When I first moved to Woodbridge there was no Stonebridge and there wasn't quite the selection of restaurants that's in the Woodbridge are now. Woodbridge also has some great parks. From the Leesylvania State park to the Dale City Waterpark and, of course, all the Lake Ridge has to offer.
There are also great Golf Courses in and around the Woodbridge VA Area. Although I have to admit I don't play golf but many of my friends and clients do. I am more of a gym person, I feel like playing golf isn't really a workout, but I shouldn't ever mention this to a golf player.
