7 Reasons Why Homes Do Not Sell
If your home has been on the market for several month and has not seen much activity, chances are that one or more of the reasons below are to blame.

The Price
Is your home priced to reflect the current Real Estate Market condition? One of the most common reasons for a home not to sell is that the asking price has been set too high and prospective buyers will not even come out to see the home. Have you had many showings? If your home has been priced too high, you essentially eliminated many prospective buyers from even looking at your home, simply because your home will not show up in their online home search. Compare your home for sale, to similar homes close by and try to be honest with yourself. If similar homes are selling for less then your asking price, you may be priced too high. Buyers will be looking at several similar homes before making an offer.

The Condition Of Your Home
Another major factor why homes do not sell is the condition of the home. If you go on a job interview the fist impression is very important, the same is true for your home. Did your Realtor feature your home in the best light online? What is the feedback you are receiving on the condition of your home from prospective buyers and buyers agents? Your home is competing against other similar homes for sale, as well as competing against brand new homes.  The more you can do to make your home look appealing to buyers, the better your chances for a quick sale. Keep your home show ready at all times.

Location
Yes Location, Location, Location will always have a major impact on Real Estate. It’s all about location. Put yourself in the Buyers shoes. What was it that you were looking for when you bought a home? Imagine two identical homes, one backing up to a busy road the other one backing up to trees. Which home would you prefer?

Your Marketing Campaign
Is your Agent using the all marketing tools to aggressively market your home? Today’s Home Buyers start their home search online. Is your agent using the latest technology, including social media, blogging, video’s and more to feature your home and getting the word out to buyers and local Realtors? If all your agent has done is put a for sale sign in your front yard and add your home to the local MLS, then your home is not getting the exposure needed in today’s Real Estate Market.

The Real Estate Market
Is the Real Estate Market slow in your area? Even if you are hearing it is a sellers market, your home might be in a price range that is experiencing a slower Real Estate Market or Buyers Market. Are there too many homes for sale that are similar in price and condition to your home? Are there not enough buyers currently looking for homes? There are several things a seller can do to sell a home in a slow market. The bottom line is you have to stand out from the competition. That can be with a lower price, excellent condition of the home, or incentives for the buyer to purchase your home.

Accessibility
In order for your home to get sold quickly it is important that other agents in the area are able to show it to as many potential buyers as possible.  Try to be as flexible as possible with showings. If you have too many showing restrictions chances are that you are missing out on potential buyers. Many Home Buyers work during the day and are only available late afternoon early evening to looking at homes, if you cut off showings at 5 pm you are missing out on these home buyers.
