Attention Home Sellers

When considering to selling your home there are many aspects to think of equally as many aspects need to be considered when your home is on the market. Sellers tend to make mistakes when their home is on the market that can cost them.

Sellers DON'T SABOTAGE your chances of selling your home.

The other day I was showing properties to out of town buyers here in Woodbridge. They are relocating from Las Vegas to the Northern Virginia area. They only had a two day window to look at properties and to decide if they want to purchase now, or move into temporary rental apartment for a short period of time, until they can find a home they like. Long story short, given their limited time, they did a lot of internet research and by the time they came to the area they knew what homes they would like to look at. The same day they met me at my Lake Ridge Office, a new home came on the market and they immediately liked the pictures and added it on top of their list of homes to see. Easier said then done.

That's where the seller came in and sabotaged his chance of selling their Woodbridge home.

The showing instructions called for appointment only showings and the showing had to be scheduled with the showing service. Despite several attempts on the showing services part to contact the seller it took them one day to get back to us to schedule the appointment. By then my buyers had seen several other homes, including beautiful regular sales, foreclosures and short sales. On day two we were finally were able to view the home but we were only allowed to come during the times the seller was home as they did not have a lookbox on their Woodbridge Home for sale. So we knocked on the door and the first thing we heard was loud barking. Finally the owner opened the door, still in his pajamas. He welcomed us into his Woodbridge home for sale and proceeded to showing us around. Following us into every room and making it very uncomfortable for my buyers. To make matters worth they had a large dog in the home that was barking constantly while we where touring the home. Whit all this going on my buyers were not able to really focus on the Woodbridge home for sale. There were way too many distractions.

What to do and what not to do while your home is on the market and for sale:
- Be flexible with the showing appointments, if you insist on appointments
- Answer your phone to allow buyers agents to schedule a showing
- Let your Realtor install a lockbox at the front door
- Leave the home before buyers are arriving and take the dog with you
- Don't ever say no to a showing it could cost you the sale
- Keep the home show ready at all times
