Holiday season is coming up quickly now. I know it is still summer, but fall is approaching quickly with Halloween, Thanksgiving and of course Christmas. Although, right now there are lots of homes for sale and it is more of a buyers market there are still great opportunities for sellers.

In this inventory rich market what do Woodbridge VA Home sellers have to do to get their homes sold fast and for top dollars? There are lots of things and I would be happy to discussing them with you in details but here are the two most important items:

Price your home right

Pricing your home correctly is always very important and even more crucial in an inventory rich market like we have it currently in the Woodbridge VA area.
Pricing Misconceptions
It is crucial to price your property at competitive, market value. Buyers and sellers determine value. In other words, the value of your property is determined by what a buyer is willing to pay and a seller is willing to accept in TODAY’S market. Buyers make their pricing decision based on comparing your property to other properties SOLD in your area. Historically,  your first offer is usually your best.
Your home’s value is NOT determined by the following:
Condition of your Home

The condition of your home is so important the better your home shows the more it will stand out against the competition.
It’s a fact: acquiring the highest market value and elevating your home above others in the same price range often comes down to first impressions.
Here are some inexpensive ways to maximize your home’s appeal:
Exterior
· Keep the grass freshly cut.
· Remove all yard clutter.
· Apply fresh paint to wooden fences.
· Paint the front door.· Paint the garage door
· Weed and apply fresh mulch to garden beds.
· Clean windows inside and out.
· Wash or paint home’s exterior.
· Tighten and clean all door handles.
· Ensure gutters and downspouts are firmly attached.

Interior
· Remove excessive wall hangings, furniture, and knickknacks (consider a temporary self- storage unit).
· Remove clutter from your kitchen counter and bathroom counters
· Clean or paint walls and ceilings.
· Shampoo carpets.
· Clean and organize cabinets and closets.
· Repair all plumbing leaks, including faucets and drain traps.
· Clean all light fixtures.
· Less is more, fewer items you have in the home make your home look more spacious.

For Showings
· Turn on all the lights.
· Open drapes in the daytime, light is your best friend when selling your home
· Keep pets secured outdoors.
· Play quiet background music.
· Light the fireplace (if seasonally appropriate).
· Infuse home with a comforting scent like apple spice or vanilla.
· Vacate the property while it is being shown

Staging your Home for a successful sale

Staging your Home for a successful sale, by Claudia S. Nelson Woodbridge Real Estate Agent with Keller Williams Realty in Woodbridge VA

Less is More
When selling your home less is more. Less and strategically placed furniture makes the rooms look bigger and the home shows nice. If you have big furniture you might want to think about renting a storage unit to accomplish the less is more principle.

Depersonalize
Remove personal items as much as possible. Personal pictures tend to distract buyers from the actual house.

Curb appeal
Think Curb appeal. What is the first thing a potential buyer will see when they come to your home? Curb appeal, make sure the grass is cut, invest into landscaping if necessary paint the front door.

Interior
Touch up or paint in neutral colors. Have carpets cleaned, caulk bathrooms, so some minor repairs.

Seller make sure to be ready for a Home Inspection

Woodbridge VA home Sellers, Woodbridge VA Home Values, Woodbridge VA Home Prices

Home Sellers make sure your home is ready for a home inspection.

The other day I went to a home inspection in Woodbridge VA and the home was not ready for, by fare not ready for the home inspection.

My clients loved the home as it was an investor owned home and the investor did a great job to make the home look very nice but what was behind it didn't really hold up. Some of the pluming wasn't connected, the heater was not connected and many more issues. The contractor the investor hired did a very bad job, the owner didn't even the poor condition the home was in.

5 minutes into the home inspection for the Woodbridge VA Home we discovered some major issues, one hour into the inspection the issues pilled up and 2 hours into the inspection the contractor showed up. The owner did agree to fixing ALL the issues that came up, but the home inspection left such a bad taste with my clients they no longer wanted to move forward with the purchase of this home. Who can blame them? After the home inspection they moved on and are now the proud owners of a beautiful home that passed the home inspection with flying colors.

It is truly important that Woodbridge VA and surrounding area Home Sellers make sure their home is ready for a home inspection. You can even get a home inspection prior to listing your home for sale.

You and your Woodbridge VA Real Estate Agent have been doing all that work don't lose a buyer due to a home inspection. Also making sure your Home is ready prior to the home inspection, you can avoid costly repairs afterwards.

Prepare your Home for a successful Sale

Selling your Woodbridge VA Home, Home Value Woodbridge VA, Home Prices Woodbridge VA, What is my Woodbridge VA Home Worth

If you are considering putting your Woodbrige VA home on the market, realize that it will take some preparation to get your Woodbridge VA home up to show quality. Experience is proving that when a home is staged, it can bring in up to many thousands of dollars more than the asking price. Also, staging helps in all types of markets. When there are a glut of homes for sale in an area, what they call a buyer's market, the home that's staged is more noticeable to buyers, and the price for it can't be low-balled the same as a house that doesn't look as good. Alternatively, in what they call a seller's market, when there are few homes for sale and real estate is in high demand, staged homes again stand out, often attracting numerous offers. In this way, the price can get driven up as buyers compete with each other for the home. Either way, the homeowner who took the time to stage comes out the winner.

Home staging can mean different things. Everything from just de-cluttering a home , or a rearrangement of furniture, up to completely stating your home. It appears that the more effort, a home seller puts into staging the home, the more they are repayed for their efforts when the home sells. Not only that, staged homes tend to sell much more quickly than as-is homes.

You can always hire a professional to stage your home, but here are some easy tips you can do the prep work yourself, with a bit of research and applied effort.

There area few key elements to home staging that tend to be universal. First and foremost, getting rid of excess furniture and knick knacks seems to be key. If necessary, rent storage for all your extra stuff. If you have a storage room, empty it, or set it up to look like an office or exercise room, to highlight features you don't use, but someone else might love. Sometimes all that's needed is an objective rearranging of your things to create more space and order.

Another key area is repairs. Don't launch into major renovations, but do fix up really obvious minor flaws, especially around the front door. First impressions are key. Keep in mind that people viewing your home will likely open cupboards and closets. Repair squeeks and sticks so they don't notice a problem. Since doorways have a tendency to get worn, consider new paint.
