Cheesecake Factory Opens Sunday Nov. 11

On Sunday November 11. 2012 the doors to the Cheesecake factory will open in Woodbridge Virginia. Woodbridge residents have been excited since they officially announced that Cheesecake Factory will come to Woodbridge. The restaurant will be at Potomac Mills Mall. The restaurant will be at the front entrance to the mall where the commuter parking spaces are and formerly were.

Besides the Cheesecake Factory, Bahama Breeze will open later this year and Bobby Flay's Burger Place is scheduled to open after the holidays.

The new addition to Potomac Mills Mall in addition to the newly built Stonebridge Town center will give Woodbridge residents and visitors plenty of dinning and shopping options.

Alternatives to Foreclosure in Woodbridge Virginia

7 Options when facing Foreclosure:

Do Nothing: If a homeowner does nothing, they most likely will lose their home at a foreclosure auction.
Loan Modification: Utilizing the existing mortgage company to refinance the debt or extend the terms of the loan. This may allow the homeowner to catch up at a more affordable level. The banks have strict guidelines to qualify for a loan modification.
Payoff/Refinance: Completely paying off the entire loan amount plus any default amount and fees. Usually, this is accomplished through a refinance. In order to refinance your loan you generally need to have equity in the home and you have to qualify for the refinance by the lender.
Forbearance: Lender may be able to arrange a repayment plan based on the homeowners financial situation. The lender may even be able to provide a temporary payment reduction or suspension of payments. Information will be required from the lender to show that you are able to meet the new payment plan requirements.
Deed in Lieu of Foreclosure: Give the property back to the bank instead of the bank foreclosing. Banks generally require the home to be well maintained, all mortgage payments and taxes must be current.
Bankruptcy: This option can liquidate debt and/or allow more time.
- Chapter 7 (Liquidation) To completely settle personal debt
- Chapter 13 (Wage Earner Plan) Payments are made toward a plan to pay off debts in 3-5 years.
- Chapter 11 (Business Reorganization) A business debt solution
Short Sale: A Short Sale (also known as a pre-foreclosure sale) can be negotiated with your lender by the Real Estate Professional if what is owed is more than the properties value.

Home Buyers and Sellers get a Home Inspection!

When purchasing a home you should ALWAYS get a Home Inspection. ALWAYS make your offer contingent upon a Home Inspection.

Yesterday I was at a home inspection with first time home buyers. They told me about all the house hunting shows they have been watching and suggested the inspector and I should apply for one of these shows. Well that's not going to happen anytime soon, but it did inspire me to make this quick video about how important it is to having a home inspection with a qualified inspector.

When buying a home, a home inspection can give you some great inside. A home inspection for home buyers should be a no-brainer. The inspector can find hidden defects that buyers don't notice. With a regular sale, the findings of a home inspection have to be satisfied in order for the purchase to move forward. When purchasing a short sale or a foreclosure you generally purchase the home as is. Meaning the seller will not make any repairs to the property.

Home Sellers should also consider having an inspector come to their home prior of putting the home up for sale. This will avoid negotiations with the purchaser once the home is under contract.

Fall Time Change is coming on November 4th 2012

Just a friendly reminder that time change is almost here. Don’t forget to set your clocks back one hour on November 4th. And when you're in need of real estate assistance, don't forget that expert help is just a phone call away.

The time change will make our days shorter and have an impact on Woodbridge Home Buyers and Woodbridge Home Sellers. You ask how will it impact Home Buyers and Sellers? Once it starts getting darker sooner it will make it harder to look at homes during the week when buyers get off work. Generally it is not the best idea to look at a home in the dark, especially for looking at the yard or the neighborhood.

Having said that, I will still meet buyers that want to look at a home after work, but I always recommend coming back during daylight if they are interested in a particular home. Some of the price ranges here in Woodbridge are very competitive and buyers need to move quickly in order to not miss out on a home they like.

Claudia's Woodbridge Virginia Restaurant Guide, Best Restaurants in Woodbridge VA

Keep in mind I am not a restaurant critic, I am a local Real Estate Agent specializing in Woodbridge Virgina Real Estate. Over the next couple of weeks and month I will be giving you a quick review of Restaurants I am visiting and provide you with my best feedback of those restaurants.

Yesterday I went to East Moon Asian Bistro on Minnieville Rd. The restaurant is close to our office and we order take out from their lunch specials quite often. The lunch special offers relatively inexpensive choices and they always come with a salad and soup. I personally love their salad dressing. Most of the time I order their sushi. It is okay but, I have had better. Yesterday, I tried their Korean Noodle soup which was on the spicy side for me, but if you like spicy the soup was excellent. The noodles are thick and delicious.

East Moon's decoration is modern and welcoming. The bar looks perfect for Happy Hours. You should check it out for yourself at:
