Home Sellers How to Prepare for Settlement
Personal Property Fixtures Per Sales Contract
Prior to removing any window treatments, ceiling fans or anything else please refer back to the sales contract and verify what you have agreed to. Don't remove anything that you agreed to convey. Sellers tend to remove curtains and window treatments although they did agree to having these items convey. If you are unsure check with your Realtor on what should and should not convey.
Utilities
Be sure to keep utilities in your name until after all the settlement documents have been signed. Delays happen so don't schedule utilities to turn off on day of settlement as this could cause an issue. Most of the time the purchaser will switch utilities into their name prior to closing. In any event call all utility companies after both buyers and sellers signed all documents to either turning utilities off or making sure the purchaser has them transferred.
Home Inspection Items
Make sure ALL home inspection items have been taken care off as you agreed to in the home inspection removal addendum. Be sure to have invoices to show proof of the work completed.
Cleaning
Make sure the home you are selling is clean. In some instances I also recommend having the carpets professionally cleaned. Handing over a clean house can avoid issues with the final walk-through
Keys
Bring all keys, including keys for storage rooms, garage door openers, remote access codes and so forth to the settlement or leave them in the home as agreed to with the purchaser and as instructed by your Real Estate Agent.
ID
Be sure to bringing drivers license or any other ID to closing. The settlement agent will need a copy of your ID
