Attention Home Sellers: Real Estate Transfer Taxes Increase by 150%

The Virginia Transportation Bill Increases Taxes on Real Estate Transfers in Northern Virginia. 

The Virginia General Assembly increased the taxes or fees for Northern Virginia Real Estate Transfers by 150%. Northern Virginia is defined for this tax or fee increase as the following counties and cities: Arlington, Fairfax, Loudoun and Prince William and the cities of Alexandria, Fairfax, Falls Church, Manassas and Manassas Park.

The increase will go into effect July 1st. 2013. This will affect Real Estate transfers in Northern Virginia that are settling and are being recorded on or after July 1st. 2013. This will add an additional 15 cents per $100.- to a combined 25 cents per $100.-. The current grantors tax / sellers tax is 10 cents per $100.-

The money raised from the higher sellers tax in Northern Virginia will go towards Northern Virginia transportation needs!

Bidding wars are back! 

Yeah for Woodbridge area Home Sellers! 

Good news for Woodbridge area home sellers, not so good news for Woodbridge area home buyers. In the current Woodbridge area Real Estate Market we see a limited inventory of homes for sale, according to WTOP area homes for sale are down by 17% while at the same time area home buyers are up by about 25%. Basic economics: Supply and Demand! 

We see fewer foreclosures and short sales in the Woodbridge area which keeps inventory of homes for sale low. Although we are seeing more and more regular home sales, there is still a lack of inventory of homes for sale. 

If you are currently thinking of selling your home, this is an ideal market. If you are not sure if you have enough equity in your home to selling it you should speak to a Woodbridge area Realtor to determine an action plan. Chances are good that, because of the recent shift in the real estate market, that you have equity in your home, which will allow you to selling at a profit or at least to break even. Sellers that wanted to sell just last year but were unable to sell should definitely reconsider now. 

With this limited inventory of homes for sale in the Woodbridge area multiple offers are back, bidding wars are back. Buyers removing contingencies just to gain the upper hand are back. Sellers have to keep in mind that if they are accepting offers that have a financing and an appraisal contingency the home still has to appraise and the buyer still has to option financing. I have seen buyers waiving appraisal contingencies, putting a higher down payment and offering to making up for differences if the appraisal doesn't come in. Sounds familiar?

The other day one of my Woodbridge VA first time home buyers told me: "Claudia when you see this house next time there will be no more Gold!"

Are golden fixtures really out? Yes they are outdated and you should definitely consider getting rid of gold fixtures. Remember someones trash is someone else treasure.

I did google to see what easy fixed I can find to accomplish the task. Well the first that came to mind is by replacing it with more modern looking fixtures. If you don't want to spend all that money you can also paint over gold or brass fixtures. E-how has a step by step description you can follow. 

Most newer homes in the Woodbridge area will no longer have gold fixtures! Yeah.

If you are looking to purchase a new home with or without gold or brass fixtures look no further. Gold fixtures are not the end of the world and it should not stop you from making an offer on the home you like. Keep in mind changing fixtures or painting them can be your solution.
