The other day I received a call from a Woodbridge VA Home Seller. He asked me is now a good time to consider selling my Woodbridge VA Home? He went on to say that his home was listed with an agent last year but he was not happy. He has seen what I have been doing for some other Woodbridge VA Home Sellers and is interested in talking to me about the market and if he should list his home. 

I told him NOW is an excellent time to sell your Woodbridge VA Home as we have limited inventory of homes for sale and more home buyers then actual homes for sale. Over the past couple of months we have seen homes that are priced right get offers quickly, most of the time at or close to asking price. 

Due to the continued low interest rates and still affordable home prices in this region buyers are out and about and in most of the price ranges there is simply not enough inventory of homes for sale. Homes in the lower price ranges are moving faster then the higher price range, as buyers heavily compete with investors. Investors are seeing the opportunities the market offers and are out there making offer after offer. 

So to sum up my answer to the prospective Home Seller YES Now is an excellent time, get in the market before everyone else is listing their home for sale, this way you will have the upper hand. Don't way list your Woodbridge VA area home TODAY.

We have a VA Inspection do we still need a Home Inspection?

With our VA loan we will get a VA inspection, do we still need a Home Inspection?

I hear this question often from VA Buyers, so let me address this here. A VA inspection will never replace a Home Inspection. The VA inspection or VA appraisal will last for possibly 10 to 15 minutes while a Home Inspection normally last anywhere from two hours and much more. The VA inspection is an appraisal. Although VA appraisals are a little more stricter then appraisals for conventional loans. An appraiser will never do an as detailed inspection as a home inspector. 

A home inspector will inspect the entire house, starting from the outside, to every room in the inside. Many of the home inspections I have attended will last anywhere from 2 hours to up to 5 to 6 hours, depending on the size of the home. The home inspector will encourage the buyer to asking questions, so that the buyer will become familiar with their future house and also to making sure they understand what they are getting into. The Home Inspector will explain every finding to the home buyers during the home inspection and will also compile a detailed report for the home buyer which includes pictures and mentions what was identified during the home inspection. 

Also a home inspection is important if you made the purchase contract contingent upon a home inspection. Any findings from the home inspector can be addressed with the seller. In today's market short sales, foreclosures and even some regular sales are being sold AS-IS, which means, you get what you see.
The seller has no obligation to address any of the findings identified during a home inspection. However if you are making the contract contingent upon a home inspection and the home is NOT sold as is, everything identified during the home inspection becomes fair game and can be addressed with the seller.

Of course every transaction is different so be sure to discussing the Home Inspection Items with the Home Inspector but also with your Realtor.

Real Estate Market Update for Dumfries Virginia, 22025

The median list price in February for single family homes in Dumfries is $389,900. The list prices increased by 8.91% from the previous month.The price per square foot for listings in this area is $165.
The median sale price in November for single family homes is $413,000. The sale prices increased by 38.59% from the previous month.The price per square foot for sales in this area is $119.



The number of active listings in Dumfries dropped by 22.2% from the previous month.
The median number of days active properties have been listed is 29. This is significantly shorter than the national average. The number of sales in November dropped by 95.2% from the previous month.



The percent of unoccupied properties is very low in Dumfries. It is -12.19% below the national average.
The percent of owner occupied properties in Dumfries is 24.69% above the national average.

Woodbridge, Virginia Real Estate Market update

The median list price in February for single family homes in Woodbridge Virginia is $449,945. The list prices increased by 1.23% from the previous month. The price per square foot for listings in this area is $197.

The median sale price in November for single family homes is $320,000. The sale prices increased by 14.28% from the previous month. The price per square foot for sales in this area is $127.

The number of active listings in Woodbridge Virginia dropped by 21.9% from the previous month.The median number of days active properties have been listed is 76. This is significantly shorter than the national average. The number of sales in November dropped by 88.2% from the previous month.



The percent of unoccupied properties is very low in Woodbridge. It is -10.94% below the national average.

The percent of owner occupied properties in Woodbridge is 11.79% above the national average.

Would you consider buying this home based on the Bedroom Picture?

One of my Home Buyers who is receiving automatic email alerts from me with Homes for sale in her price range brought this to my attention! Her comment: Did someone get murdered in this bedroom!!

No matter what happened but this is an excellent example of what pictures NOT to advertise! Anyone looking at the pictures is probably terrified by this! I called the listing agent to find out what's going on before i am showing the home, as I have to admit I am terrified as well. Apparently its paint! 

When selling your home there are a few things you should consider. Hiring a Real Estate Agent that is a pro at marketing your home is very important.
